Overview
Mount Hindrance in Chard is one of the most ambitious planning applications in the River Parrett catchment in recent years – up to 295 dwellings, a full-size football pitch, community sports pitches, a clubhouse, spectator facilities and a neighbourhood hub. Securing nutrient neutrality at this scale demands more than credit volume.
The Challenge
A development of this scale requires a Credit Purchase Agreement structured to reflect the phased and conditional nature of a large outline application. Negotiating terms that work for both parties requires a genuinely collaborative approach.

The Outcome
Outline planning approval was received and the edge-of-town, residential-led greenfield development site was put up for sale by Savills at the end of 2025. The project, which had been in development for over seven years, forms part of the Chard Eastern Development Area (CEDA).
