Compliance Survey and New Drainage Field Ahead of Property Sale
The owner of The Old Parsonage near Yeovil engaged WCI ahead of selling. A compliance survey revealed an illegal discharge. WCI carried out percolation tests and installed a new drainage field – all before the property went to market.
Summary
- Existing septic tank retained - only a new dip pipe and drainage field required
- EA General Binding Rules compliant - installed under Building Control notice
- No visible trace of the works remaining in the garden within weeks of completion
Overview
The owner of The Old Parsonage near Yeovil engaged WCI to undertake a home buyer drainage survey ahead of selling. The survey revealed the septic tank was discharging via a culvert directly into the highway drainage system – illegal under Environmental Permitting Regulations.
The Challenge
The existing septic tank was discharging via a culvert and from there into the highway drainage network. A legal discharge route needed to be established before the property could go to market.
The WCI Solution
WCI undertook percolation tests across the large lawned garden, found favourable results, and designed a new drainage field. The existing septic tank was retained with a new dip pipe installed, and new discharge pipework was run to the new drainage field.
The Outcome
The Old Parsonage went to market with a fully compliant drainage system. No visible trace of the works remained in the garden within weeks.
