Overview

Knowle Meadow Glamping needed planning permission for a new glamping site in the River Parrett catchment – where nutrient neutrality is a planning prerequisite. Heavy clay soils made conventional drainage impossible. WCI found a way through by upgrading the existing farmhouse system.

The Challenge

The site required nutrient neutrality, but there was no drainage to ground. The solution needed to satisfy building regulations, environmental permitting and the nutrient neutrality condition attached to the planning consent.

The WCI Solution

WCI directed the existing farmhouse drainage to a new treatment plant sized to serve both the glamping site and the farmhouse. By selecting a plant with specific phosphate reduction capabilities, WCI demonstrated that the combined post-development discharge would be lower in phosphates than the pre-development farmhouse discharge alone – achieving nutrient neutrality through upgrade rather than offset credit.

The Outcome

Planning approval was granted – WCI’s first such approval based on upgrading an existing system. The drainage was installed in autumn and was ready for the start of the camping season.
