Surface Water Drainage Design for a Listed House Extension
Planning permission for an extension to a listed property required BRE 365 infiltration testing and a compliant soakaway design. WCI confirmed soil suitability and produced the full drainage scheme.
Summary
- BRE Digest 365 infiltration testing methodology specified and applied
- Listed building planning constraints considered throughout
- Alternative discharge to adjacent rhyne identified as contingency
Overview
An extension to a listed residential property required a surface water drainage scheme with infiltration testing to confirm soakaway viability – with the listed building status adding planning sensitivity throughout the process.
The Challenge
The property’s listed status required careful planning coordination. Ground conditions needed to be confirmed before drainage could be designed, and the original rainwater harvesting provision had been removed from the scheme.
The WCI Solution
WCI provided guidance on BRE Digest 365 infiltration testing, calculated infiltration rates for soakaway sizing, and designed a drainage scheme for discharge to ground. Where conditions proved unviable, discharge to the adjacent rhyne was documented as an alternative, subject to IDB approval.
The Outcome
A viable surface water drainage scheme was designed with clear contingency provisions.
