Overview
The buyers of a rural farmhouse in Somerset commissioned a pre-purchase foul drainage report as part of their due diligence. The report identified the existing septic tank as non-compliant and led directly to a replacement STP being specified and installed.
The Challenge
The existing septic tank discharged to a stream – not compliant with current regulations. A replacement needed to serve the main house and a 1-bedroom annexe, totalling 7PE, with a pumped discharge to manage any risk of ditch flooding.
The WCI Solution
WCI Consulting Engineers recommended a Solido SMART 8PE STP installed adjacent to the existing septic tank with treated effluent pumped to the existing stream discharge point. As an existing discharge from a septic tank to a watercourse, the General Binding Rules permitted replacement without a new EA permit.

The buyers completed their purchase with a clear compliance pathway in place and the new STP installed and operational.
