Engineering an Entire Drainage Infrastructure Under Roads and Car Parks at a Paignton Holiday Destination

Overview

The Arboretum – now Landal Barton Pines – is a high-density holiday site above Paignton with poor access, protected mature woodland and severe space constraints. WCI Consulting Engineers’ brief was to design and then build the complete foul and surface water drainage infrastructure. There was no available ground for conventional drainage anywhere on site.

The Challenge

The sewage treatment works, over 150,000 litres of tankage, could only be located within the footprint of a former swimming pool. The supporting plant room had to be placed in a ventilated bunker on the site perimeter. The single site discharge point fed a high-gradient stream through a school below, making careful flow management critical.

The WCI Solution

WCI designed all drainage, attenuation infrastructure and sewage treatment to sit under roads or car parks. A complete SuDS scheme was introduced, employed with Environment Agency support for both stormwater attenuation and water quality management of the weekly drain-down from 46 hot tubs. The complexity of the design ultimately led to WCI being awarded the construction package as well.

The Outcome

The full drainage and sewage treatment infrastructure was delivered on a site where conventional approaches had no room. Landal Barton Pines operates as a successful and busy leisure destination with discreet, compliant drainage throughout.
