The Mill House is a stunning property based in rural Devon. Despite its beauty it was problematic to sell because the existing septic tank did not meet current regulations. Thankfully with a compliance report in hand and some careful negotiation, the new buyer was able to fund a replacement system and a new GRAF one2clean package sewage treatment plant was installed in June of this year.

Compliance to the Environment Agency General Binding Rules

A compliance survey of the original septic tank at The Mill House found that the existing system was undersized and therefore did not meet the Environment Agency General Binding Rules. The solution was to install a new GRAF one2clean sewage treatment plant with a direct discharge to a flowing watercourse. The work took just over a week to complete and included decommissioning of the existing septic tank.

Selecting a Sewage Treatment Plant with a High Treatment Quality

Given that the new sewage treatment plant was going to discharge into the stream in the garden, it was important that the discharged water was of the cleanest possible quality. The GRAF one2clean sewage treatment plant was selected above all for its high treatment quality. Treating to an impressive 7 mg/l BOD, 14 mg/l suspended solids, 0.5 mg/l ammoniacal nitrogen and 1.6 mg/l total phosphate whilst using around 50% less energy compared to some other systems, it was the obvious choice.
Following the successful installation, the new owner was guided through the operation of the system on site which was followed up with a WCI Completion Pack. The WCI Completion Pack contains all relevant documents pertaining to the installation, its compliance and ongoing service and maintenance.

A Home Buyers or Sellers Compliance Survey is an easy way to find out if an existing system is compliant to the Environment Agency General Binding Rules.

Often the Building Surveyor and/ or the purchaser’s solicitor will recommend that the private foul drainage system is surveyed prior to exchange. Get ahead of the game and book your survey early by calling WCI on 01984 623404 or enquiring at enquiries@wci.co.uk .
