Forward thinking owner ensuring 2020 compliance before selling

WCI was approached in 2019 by the owner of The Old Parsonage to undertake a home buyers drainage survey of the existing septic tank and discharge. The client was planning to bring her property to market and wanted to ensure that the foul drainage was compliant to the Environment Agency 2020 regulation.

The foul drainage report highlighted that the septic tank discharge was illegal and discharged into a culvert on the property and then into the highways drainage system.

WCI undertook percolation tests and designed a foul water drainage field (commonly referred to as a soakaway).

Fortunately, the property was gifted with a large garden mainly laid to lawn and the porosity tests were favourable.

Specification

WCI reutilised the existing septic tank, installed a new dip pipe and discharge pipe work to a new foul water drainage field/soakaway.

The new system meets the Environment Agency General Binding Rules and was installed under a Building Control notice.
