The Old Parsonage

Ensuring General Binding Rules Compliance

The owner of The Old Parsonage was advised by an Estate Agent that before sale, she should check that the septic tank was compliant to General Binding Rules. Thanks to such an educated Estate Agent, the existing illegal system was diagnosed and remedied before sale.

Home Sellers Foul Drainage Report Ensures A Seamless Sale

WCI was approached in 2019 by the owner of The Old Parsonage to undertake a home buyers drainage survey of the existing septic tank and discharge. The client was planning to bring her property to market and wanted to ensure that the foul drainage was compliant to the Environment Agency 2020 regulation.

The Foul Drainage Report highlighted that the septic tank discharge was illegal and discharged into a culvert on the property and then into the highways drainage system.

WCI undertook percolation tests and designed a foul water drainage field. Fortunately, the property was gifted with a large garden mainly laid to lawn and the porosity tests were favourable. The client wished to proceed with work to bring the existing system up to a modern-day standard and a date was set.

The new system meets Environment Agency General Binding Rules and was installed under a Building Control notice. The Owner received a final documents pack which she was able to send on to her solicitor to prove compliance and detailed the system, its operation and maintenance to the prospective owners.

Septic Tank Repair And New Drainage Field Immaculate Reinstatement

WCI reutilised the large existing septic tank, installed a new dip pipe and installed a new drainage field in the lawned area. The turf was cut and stored, and all work was carried out on boards to minimise the damage through the garden. The work was completed quickly and neatly and to the highest standard.

‘I am thrilled with all you did here. The installation of the new drainage system was completed to my total satisfaction. It was a huge job but within a few weeks there was no visible sign of the movement of heavy machinery or of the temporary disruption to the garden. Your staff were superb and the supervision and support from head office exemplary. I would recommend WCI to other people without hesitation’.
